Serendipity Senior Houses Pet Rules & Security Checklist
Both of these sections of the handbook are optional. If you do not permit pets in your housing, (and are not required by Federal law to permit pets), the Pet Policy is not applicable, and should not be included in your handbook.
Including a Security Checklist is advisable, especially in housing for the elderly and/or handicapped. We also note that the need for a security checklist has a higher priority in urban than in rural areas.
Pet Rules
Lease Addendum: Tenants wishing to have pets must sign and comply with this Pet Rules Lease Addendum to the lease. this Lease Addendum outlines the Pet Rule.
Responsible Party: Tenants pet-owners must provide management with the name, address, and phone of at least one responsible party who will take responsibility for the care of the tenant's pet in the event of a tenant emergency, death or other event which causes the tenant to be unable to care for the pet.
Pet Security Deposit: Tenants pet-owners must pay a refundable pet deposit of $300.00. this pet deposit is payable as follows: $50.00 when the pet enters the apartment (at the time of pet's move-in), and in monthly payments of $10.00 each with the monthly rent for 25 months.
One Pet: Only one domestic household pet, defined as one dog or one cat, is allowed per household.
Dog Licenses and Vaccinations: All dogs must be licensed each year. All pets must receive all inoculations required by State law and/or local ordinances. Proof of licensing and inoculations must be provided to management annually at the time of recertification.
Leash requirements: All dogs and cats must be leashed when outside their owners apartments, or confined to their owner's apartments, and female dogs and cats in heat must be confined to the owner's apartment.
Dangerous Pets: Pets may not bite or scratch or otherwise frighten or harm any other resident or visitor, or in any way be the cause of any health or safety danger to anyone in the building or on the grounds or premesis.
Pet Damage: Pets may not damage, deface or deposit waste in the common areas or grounds of the building. Pet owners are responsible for the behavior of their pets at all times.
Annoyances: Dogs may not annoy neighbors by continuous barking or howling; Cats may not annoy neighbors by continuous howling.
Pet Waste Disposal: Tenant pet-owners must remove and dispose of all pet waste in a sanitary manner. Pet waste disposal in the building must be in compliance with the building waste disposal rules. Pet waste removal and disposal outside the building must be in compliance with local laws and ordinances, such as curbing and pooper-scooping.
If you allow your pet to break the rules, management has the right to require you to remove the offending pet from the premesis. By signing this Lease Addendum, you agree that three violations of these Pet Rules is considered "Material Non-Compliance" of the Pet Rules and this Lease Addendum, and is considered grounds for termination of the Lease Addendum. In addition, an animal control or police officer can issue a ticket requiring you to appear at the appropriate complaint bureau, and you may be fined.
If your pet dies, is given away or sold, and your pet has not damaged your apartment, you will be entitled to receive a refund of your pet security following an inspection of your apartment.
Tenant has read and agrees to comply with these Pet Rules, which are herein incorporated into the Lease by reference, and agrees to comply with such rules and regulations regarding pets as the Owner may reasonably adopt from time to time.
The date of this Lease Addendum will be the same as the date of the Lease.

Resident Security Checklist
Your Building
Twenty-four hour security provides control over who enters and leaves the building. Additional security patrols the building and grounds every half hour at night after 5:00.
All visitors must sign-in, be identified, and sign-out. Security prevents unauthorized persons from entering the building.
Entrances, parking areas, hallways, stairways, and laundry rooms are well-lighted. The front entrance door has a non-duplicating key system. Only authorized residents are entitled to these keys, and must sign for these keys. management may obtain keys only from the manufacturer.
Residents are provided photo building identification cards. Security maintains a list of authorized residents.
Residents are prohibited from allowing strangers or anyone other than their own visitors into the building or their apartments.
Fire stairs are locked from the stairwell side.
Storage areas, community rooms are kept locked.
Locked mail boxes are in the well-traveled lobby area.
Residents are prohibited from using elevators if there is a fire. Residents are advised to remain in their apartments until help comes.
Your Apartment
Entry doors have locks and peepholes.
Apartments have intercom systems.
Apartments have emergency systems which are connected to the security station in the lobby.
All windows have locks. First floor and other assessable windows have locked window guards.
Management changes locks when new tenants move in. Duplicate apartment keys are maintained by management in a locked key box in a locked (guarded) room.
Residents are advised to leave radios playing and lights on when absent.
Residents are required to report long absences (trips/vacations) to management and security, as well as close neighbors.
Your Neighbors
Residents are advised to organize an apartment watch on each floor so neighbors look out for each other. Residents are advised to have floor captains.
Residents are instructed not to allow strangers or anyone other than their own visitors into the building or their apartments.
Management has implemented a resident emergency procedure with security whereby residents call security; and security initiates immediate help - calls to police, or fire, or emergency health services - and superintendent and management.
